Vacant lots are available for purchase through the Redevelopment Authority and Erie Land Bank to support neighborhood stabilization, side yard expansion, and quality redevelopment.

Side Lots
Adjoining property owners may purchase vacant lots as side lots to expand their existing yard. Side lots are joined to the purchaser's primary parcel, creating a single, larger property. All costs associated with the transfer—including the side lot fee and required quiet title action—are the responsibility of the buyer.

Development Lots
Vacant lots not sold as side lots require a reuse plan and a formal development proposal. Individuals, developers, nonprofits, and other entities must demonstrate the capacity and intent to complete the proposed improvements. A development fee will apply and remain in effect until the approved improvements are completed.

Proposal Process
Interested parties must complete the Vacant Lot Proposal Form and submit supporting documentation outlining the intended use, timeline, and project scope. Proposals are reviewed within 30 days of receipt. Decisions on lot transfers are typically made by committee and approved by the Executive Director.

Additional Considerations
Buyers are strongly encouraged to perform a title search prior to purchase. Properties are conveyed via quit claim deed, and availability is subject to change based on pending applications, side lot requests, and approved development proposals.
